Lenox Hill Construction provides full scale Design/Build services that tightly integrates the design and construction processes in order to maximize the ability of the team to build a project efficiently from concept to completion. Using our own design staff of Engineers and Architects, or partnering with an architect at the onset of the project, allow the team to focus on every detail that matters from the client’s perspective. Lenox Hill Construction acts as the client’s single-point contact, from project scope conception & definition through project completion.
Particularly well suited for highly complicated designs and budget-sensitive projects, the Design/ Build method allows for both fast track construction (construction can begin while final details and later-stage elements are still being finalized) and a significant degree of value-engineering (the process of selecting budget-conscious architectural, structural, and mechanical elements during the design and subcontractor bidding phases).
The Design/ Build process allows Lenox Hill Construction to provide a guaranteed maximum price (GMP) for the entire project during the initial stages of the design phase.

This type of General Contracting is traditionally associated with a Design / Bid / Build arrangement, a construction delivery method perhaps most familiar to project owners. With this method, the Owner hires a design firm to produce complete construction plans and specifications prior to the competitive bidding process.
This method is best suited for relatively straightforward projects where many of the final details and finishes have been predetermined, and the project will not likely require midstream design or scope changes. Since construction documents are complete before subcontractor bidding begins, the Owner can be confident that he or she is receiving the most competitive and comprehensive industry pricing.
